Becoming a resident at The Landing Fayetteville means being connected to a community that supports you in every way. We’re here to help, from convenient online installment payments and on-site maintenance service to fun activities set up by our friendly team members. Guarantor Option: Applicants may choose to provide a guarantor—an individual who will co-sign the lease agreement. The guarantor must undergo and pass both a background check and a credit check. Upon approval, the guarantor will share financial responsibility for the full lease term.

Guarantor Waiver Program – Students:
Students may opt into the Guarantor Waiver Program for an annual fee of $550. This program eliminates the need for a guarantor.

Guarantor Waiver Program – Non-Students (Self-Qualification):
Non-student applicants may also enroll in the Guarantor Waiver Program for an annual fee of $550. In addition to passing a background and credit check, self-qualifying applicants must provide proof of income—typically recent pay stubs—demonstrating earnings of at least 3.5 times the monthly installment amount.

At The Landing at Fayetteville, we lease by the bedroom. In an individual lease, you are only responsible for the payment of your bedroom space. All roommates will split shared utilities and be responsible jointly for the common areas. We have a term lease that begins on a specific date and ends on a specific date for one fee. This fee is divided into 12 equal installments for your convenience.

The standard term is August 16 to July 31, with payments made in 12 equal installments.

Your monthly installment is paid online through your resident portal. You may set up re-occurring payments or make a one time payment with an e-check, credit or debit card. Additionally, residents may set up automatic withdrawals from a checking or savings account through the Resident Login portal. For more information, please speak to your site manager. Monthly installment is due on the 1st of each month and is considered late if not received by the 3rd. If the installment is not paid by the 3rd a late fee will be added to your account.

We do not provide any lease break or buy-out options. However, residents might be able to relet the bedroom to a new resident, provided they meet the criteria and execute a lease agreement. Please contact your site manager with any questions.

Pets may be allowed here at The Landing upon approval. If approved, two dogs/cats are allowed per apartment. Other animals are subject to approval. Pets must be registered before they may reside in the apartment. The owner must pay a non-refundable pet fee of $350 per pet. There is a monthly pet installment of $25 per pet. Please inquire with the office if you would like to bring your furry friend with you.

Residents are responsible for paying the utilities as indicated on the lease agreement. Resident utilities shall be divided among the residents of the unit so that each Resident shall receive a bill for their portion of the utilities for the unit.

Prior to your move-in day:

  • Make sure all of your lease documents are signed.
  • Make sure your installment and other monies due are paid in advance, we do not accept payments in the office.
  • If you did not sign up for our property damage liability waiver (PDLW) you will have to submit your personal insurance in advance of moving in.

 

Move-in day:

  • The office will provide a move in time for you.
  • Please bring your photo ID.
  • We will check your account and assign your keys.

Please monitor your email on file as our staff will provide periodic updates during the days and months leading up to move-out day.

You can select your own roommate(s) or you can apply on your own and we can match you with other residents. Applicants answer a short list of lifestyle questions to help in the matching process.

Each apartment will receive a mailbox key. The mail will be sorted and delivered via USPS to the designated mailbox. Packages will be delivered to the package delivery room at the clubhouse building. When you have a package you will get a text message with a unique code which will allow you to enter to the package room.

All residents are required to have $100k property damage liability coverage or a property damage liability waiver (PDLW). The PDLW is included for a minimal fee in your monthly payment or if you have an insurance policy that meets our requirements, it can be submitted via portal.confirminsurance.com.

If there is an emergency maintenance issue such as a fire, water leak, or other safety related matter, please call our office right away at (877) 283-0161. If the issue is not an emergency, you may submit a maintenance request through the Resident Login portal.

If you have a safety related emergency requiring immediate assistance, call 911. For after-hours maintenance emergencies, please call (877) 283-0161 and follow the prompts to be directed to on-call maintenance. When prompted, please leave your name, telephone number, unit number, and a detailed description of the emergency and our on-call team member will return your call in a timely manner.
